Should Buyers Wait for Rates or Is 7 Percent Normal?

With the Federal Reserve holding interest rates steady again in 2026 — are homebuyers right to keep waiting for mortgage rates to drop, or is 7% the new normal and the window to buy has already closed?

A lot of folks are holding their breath for that magical “4‑handle” again, but here’s the honest read: waiting for rates to fall meaningfully hasn’t paid off for most buyers these past few years. The Fed holding steady in 2026 is basically their way of saying, “We’re not in a hurry, and neither should you be.” But it doesn’t mean the window has closed.

What’s actually shifted is the mindset. Seven percent isn’t a forever number, but it’s also not the emergency flare people think it is. Buyers today are getting more inventory, less competition, and a little more negotiating room than they’ve had since the pandemic frenzy. That matters just as much as the rate on paper.

If you’re buying a home you can comfortably afford, in a place you want to live, with a plan to stay long enough to ride out the cycle, you’re not “missing” anything. You’re just stepping into the market as it actually exists, not the one we all wish would come back. And if rates do drift down later, you can always refinance. That part of the playbook hasn’t changed.

So no, the door isn’t closed. It’s just not automatic anymore. And that’s not always a bad thing.
